Why It Works

Empty New-Build Photography Sells Slower

Empty rooms are harder to sell. Without furniture to give scale and context, buyers and renters struggle to visualise how they would live in a space. Research consistently shows that staged listings — whether physically or virtually — spend less time on the market and achieve closer to asking price than empty equivalents.

For new-build developers, virtual staging solves the problem at a fraction of the cost of physical staging. A two-bed new-build show flat physically staged for marketing costs £4,000–£8,000 in hire, delivery and dressing. The same result — for marketing photography purposes — costs £75 (5 images × £15) and is delivered the next morning. The unit stays empty and available for viewings.

Use Cases

6 New-Build Use Cases

Off-plan launches

Stage CGI-rendered or computer-generated interior views so buyers see a furnished home, not an empty box, on the launch website and brochure.

Completed but unfurnished show units

Avoid the £8,000–£15,000 cost of physically staging a show flat. Stage virtually for the marketing photography, then leave the unit empty for viewings.

Multi-unit developments with one show home

Furnish all your floor types virtually so each unit type has lifestyle imagery on the listing — even though only one is physically staged.

Repossessed or vacant developer stock

Refresh marketing on units that have been on the market vacant for months. Virtual staging signals "this can be a home" and re-engages buyers.

Help-to-buy and shared-ownership listings

First-time buyer audiences respond strongly to staged imagery — helps them visualise themselves in the space.

Rental new builds (build-to-rent)

Stage common areas and apartments for the BTR marketing site without paying for physical furniture across hundreds of units.

FAQs

Virtual Staging Questions, Answered

Virtual staging is the process of digitally adding photorealistic furniture, soft furnishings, art and styling to photographs of empty properties. For new builds, it allows buyers and renters to see a furnished version of a unit without the developer needing to physically stage or furnish the space.

Physical staging of a new-build show unit in the UK typically costs £4,000–£8,000 for 4–6 weeks of furniture hire, delivery, dressing and removal. VizCraft virtual staging costs £75 for 5 images (5 × £15) and is delivered in 6–12 hours. The physical unit stays empty and available for viewings throughout.

Yes — and they should. The Consumer Protection from Unfair Trading Regulations 2008 require virtually staged imagery to be disclosed. The standard approach is a small label on the image ("Virtually staged for illustrative purposes") or a line in the listing description. We never alter structural features — only furniture, soft furnishings, art and styling.

We offer 6 UK-relevant furniture styles: Modern (clean lines, neutral palette), Scandi (light timber, pale upholstery), Coastal (pale blues, natural textures), Country (warmer woods, soft fabrics), Victorian (heritage-style for conversions), and Loft (industrial accents for warehouse conversions). We can mix styles across rooms.

Yes. We can stage CGI renders and computer-generated interior views — not just photography. This is particularly useful for off-plan launches where the development isn't built yet. We add photorealistic furniture to architect's CGI renders at the same price.

Yes, with the required disclosure label. All three portals allow virtually staged images provided the staging is clearly disclosed. We supply images at portal-ready resolution with a small disclosure watermark on request.

We primarily add furniture to empty rooms. We can also remove existing furniture from occupied spaces and replace it with staged furniture (digital decluttering + staging combined). This is useful for occupied new-build show homes being refreshed for re-marketing.

Most 2-bed new-build units are staged across 4–6 key shots: living room, main bedroom, second bedroom, kitchen/diner, and bathroom. The living room, main bedroom and kitchen/diner carry the most weight on portals. For larger units or show homes, 8–12 images are typical.

Standard turnaround is 6–12 hours from receiving your photographs or CGI renders. For large multi-unit schemes (20+ images), allow 24 hours. Rush delivery before 08:00 the next morning is available for orders submitted before 20:00 UK time.
